The proposition is simple and compelling: fly out to Portugal and spend a few days in sunshine and luxury for little or no cost. All you have to do is look around some properties with a view to purchasing, and sit through a presentation or two.

A number of property developers offer viewing trips of this nature, and the methods they use to entice you, range from adverts in property magazines to touts in holiday resorts and “competitions” at the airport. Social-buying sites have even started offering incredibly cheap “holidays,” that are, in fact, viewing trips in disguise.

If you are a genuine prospective buyer, in the market for a property in Portugal, going on one or more viewing trips can be a great way of seeing some of the country, along with some property options, for very little cash. It is important, however, to employ some common sense (and perhaps a little cynicism) to make the most of these trips and avoid some common pitfalls.

The old adage about there being no such thing as a free lunch is highly relevant here. Property companies don’t hand out dozens of free holidays without expecting to convince a good proportion of their guests to sign on the dotted line - so expect the hard sell.

Do some research before booking a viewing trip. Some companies are renowned for unscrupulous practices, and there have been reports of people being charged in full for their flights, accommodation and transfers after deciding not to purchase a property. A quick web search should help to reveal the worst offenders.

You should also use your research time to become familiar with the property market in Portugal, including how much certain types of properties typically cost. It is best to have your own knowledge of the area before believing every word of a sales presentation that is sure to only focus on the positive.

If you have done your research and decided to proceed with a trip, be sure to ascertain exactly how much of your time in Portugal will be taken up with viewings and presentations, and how much you will be left to your own devices. While your visit to Portugal is, of course, a viewing trip and not really a holiday, it is essential to step away from the sales environment in order to reflect on what you have learned and make decisions without pressure.

Probably the most important tip is to never allow yourself to feel forced into anything. The property companies will have a clear objective of signing you up there and then, but give yourself as much thinking time as you need - there are plenty of wonderful Portuguese properties to choose from.

An off-season trip to Portugal, including flights and car hire, can be very inexpensive, so you may wish to consider complementing one or more organised viewing trips with an independent visit. You will then be free to view several properties without the hard sell. Buying a property abroad is a big decision - take your time and enjoy it.
